Who pays the notary fees for ownership transfer?

According to art.186 of the Law for obligations and contracts "the fees for the contract and those that are related to the ownership transfer are at the expense of the buyer unless subject to the deal is a real estate when the fees are equally paid by the two parties"
 This is the legal regulation for the way the fees for transfer of the ownership should be shared between the parties. This regulation, however, allows departures. Therefore, situations when the fees are paid only by the buyer or the seller are not uncommon. It usually depends on the agreement between the two parties.
